L A K E L A N D C O M M U N I T Y M A R K E T P L A C E 4 demand TOTE-BOX STORAGE SERVICE, which will provide customers with free bins and wardrobe boxes to pack everything they wish to store and Lakeland Marketplace will retrieve items and deliver them to our secure storage facility. Comprehensive sales and marke ng materials will be produced in print and also made available on the Internet. INTERNET & SOCIAL MEDIA An integral component of the marke ng will be the extensive use of a sophis cated web presence (websites, email campaigns, social media marke ng, and digital ads) to engage with customers and clients, and build the Lakeland Community Marketplace brand. Upon comple on of the facility, all staff will be extensively trained in the opera on of a storage facility. We will be following a comprehensive training manual based on that of Shurgard Storage. The manual was developed over a 40+ year period and covers all areas of opera on. To facilitate ease of use and simplicity for the end- user, on-line storage unit reserva ons, bookings, and payments will be employed. For the facili es to be successful and to reach or exceed 100% occupancy, it must be operated as efficiently as possible and provide the very best in customer service and support. The facility will be run using specific opera ng procedures and guidelines adopted from Shurgard Self-Storage in the United States, one the largest and most successful storage facili es in North America. BEST-IN-CLASS OPERATIONS Lakeland Marketplace is commi ed to providing the best storage experience in the industry. The storage facility will contain a leasing and retail center which will be fully staffed during regular business hours. With a full line of moving supplies, a variety of unit sizes and the most qualified storage consultants available, we are confident that our customers will be sa sfied. Some examples of features and benefits of Lakeland Marketplace will include: truck rentals, private mailboxes, courier and shipping services (FedEx, Purolator, UPS etc.), night- me on-site security service, 24-hour facility access, online reserva ons and payment systems, full- me on-site facility maintenance, full- me on-site facility grounds keeping (snow removal, garbage etc.). Storage clients will require insurance on their belongings and Lakeland Marketplace will also provide content insurance if required at an extra cost.
