11. NO ASSIGNMENTS OR TRANSFERS The Customer may not assign or sublet the Space without prior written consent from Super Center, which may be unreasonably withheld. Consent to one transfer does not imply future consent. 12. CONDITION OF SPACE AND PREMISES The Customer accepts the Space as-is. Super Center makes no warranties as to condition. The Customer stores property at their own risk and is responsible for preparing sensitive items accordingly. 13. NOTICES Notices may be sent by mail, phone, or email. Some general updates may be sent via text. It is the Customer's responsibility to keep contact details current and monitor the Super Center website for policy updates. 14. HOLDOVER & POWER OF ATTORNEY If the Customer fails to vacate at the end of the Term, Super Center may charge holdover rent at 1.5x the regular rate. Property not removed within 30 days may be considered abandoned and disposed of under Super Center's lien rights. 15. CHANGE OF TERMS General terms may be changed with 30 days' notice. Monthly Fees and Discount Structures may change after the Initial Term. The Customer may cancel in response to changes with proper notice. 16. NON‐COMPLIANCE WITH AGREEMENT If the Customer breaches this Agreement, Super Center may terminate it after 10 days' written notice unless the breach is remedied. Immediate termination may occur for serious violations. 17. MISCELLANEOUS If any clause is invalid, the rest remain enforceable. Time is of the essence. Section headings are for convenience only. This Agreement binds both parties and their legal successors. It is governed by the laws of Alberta and disputes shall be resolved in Edmonton courts. 18. STORAGE OF DANGEROUS OR PROHIBITED ITEMS Storing hazardous materials, fuel (other than in Unit tanks), chemicals, perishable food, illegal goods, or other dangerous items is prohibited. Violations may result in termination or removal at the Customer's expense. 19. TERMINATION BY CUSTOMER The Customer may terminate the Agreement at any time after the Initial Term with 10 days' written notice. Rent will not be prorated. The Customer must vacate and clean the Space or holdover charges will apply. 20. CUSTOMER CHECK‐OUT & CLEANUP OBLIGATION The Customer must notify Super Center when the Space is vacated and left clean. Oil or fluid spills must be removed. A $100 cleanup fee may apply if not left in satisfactory condition. 21. INVOICES, RECEIPTS & PAYMENT DETAILS Invoices are not issued automatically but may be requested 15 days prior to renewal (fees may apply). Receipts are emailed, and printed copies are available on request. All payments must reference the Customer's name and stall number. 22. EXTRA CHARGES & PENALTIES Late fee: $25 + 2% monthly interest. NSF fee: $50. Cleanup: $100. Pet waste fee: $50. Failure to provide 10-day notice: one month's rent. Misaligned parking may result in extra stall rent and a $55 repositioning fee. 23. PAYMENT REQUIRED BEFORE REMOVAL All outstanding amounts must be paid before removing the Unit. Super Center may use locks or boots to prevent removal. This clause supports enforcement rights in Clauses 4 and 14. 24. RIGHT TO RELOCATE UNIT WITHIN THE STORAGE YARD Super Center may relocate the Unit within the yard for maintenance, realignment, or other operational needs. Advance notice will be provided when feasible.
