25. LIMITATION TO ONE UNIT PER PARKING STALL Only one (1) Unit may be parked or stored in each assigned stall. The Customer shall not park or store multiple Units or any additional vehicles, trailers, or equipment within a single stall without the prior written consent of Super Center. Super Center reserves the right to require immediate removal of any unauthorized items and to apply additional rental charges or enforcement measures as necessary. 26. GOVERNING LAW & JURISDICTION This Agreement is governed by the laws of Alberta. All disputes will be resolved exclusively in the courts located in Edmonton, Alberta. 27. YARD ACCESS AND SECURITY MONITORING Only registered tenants may enter the storage yard by vehicle. Follow-through entry (entering behind another vehicle without using your assigned access code) is strictly prohibited. Pedestrian access is discouraged, as it may trigger a response from the security monitoring system. Tenants must enter their personal PIN code both upon entry and upon exit. Failure to enter a PIN code at the time of entry may result in gate access being denied at exit and may require manual override by staff. A $50 rearming/reset fee will apply. 28. COMMERCIAL TENANT SECURITY DEPOSIT Commercial tenants are required to pay a security deposit between $250 and $500, as determined by management. This deposit will be held for the duration of the rental term and will be refunded within 30 days of move-out, provided that: The stall is returned clean and free of debris. No damage or contamination (e.g., oil, chemicals) is present. If cleanup or remediation is required, the cost will be deducted from the deposit. Any excess charges will be invoiced to the tenant. 29. VEHICLE CONDITION AND MOBILITY All stored vehicles must: Have functional wheels and be movable under their own power or by standard towing. Not be in a state of disrepair or abandonment. Super Center reserves the right to inspect any unit and request removal of vehicles that do not meet this standard. 30. REGISTRATION, INSURANCE, AND PERMITTED UNITS All stored units must be insured and registered to the renter. Proof of registration and a valid driver's licence must be submitted before access is granted. Cars and trucks are now permitted for storage, provided proof of ownership is submitted. ATVs, UTVs, quads, and dirt bikes are prohibited unless stored in a fully enclosed and locked cargo trailer. 31. STORAGE OF LOOSE ITEMS AND EXCEPTIONS No loose items, debris, or materials may be stored on the ground within the rented stall. Only the registered unit may occupy the space. Exceptions to this policy may be granted at the sole discretion of management. Such exceptions must be documented in writing and included with the tenant's lease file.
