Storage Rental Agreement, Terms & Conditions 1. RENTAL OF SPACE Super Center Storage Inc. ("Super Center") agrees to rent to the Customer a designated stall ("Space") at 10335 184 Street NW, Edmonton, Alberta (the "Premises") for the sole purpose of storing the vehicle or RV identified during registration (the "Unit"). The rental term ("Term") begins on the start date selected by the Customer and is prorated to the end of that month. After that, the rental automatically renews on the first day of each calendar month for one-month periods unless either party gives at least ten (10) days written notice before the end of the current month to end the rental. Super Center may choose not to renew by giving the required notice. 1A. DEFINITIONS "Unit" means the Customer's personal property being stored, including but not limited to an RV, boat, trailer, vehicle, or goods placed in a storage locker. It does not refer to the storage Space itself. "Space" means the physical parking stall, storage locker, or enclosed area rented to the Customer by Super Center Storage Inc. for the purpose of storing the Unit. "Premises" means the overall property located at 10335 184 Street NW, Edmonton, Alberta, including all buildings, lots, and access areas operated by Super Center Storage Inc. 2. RENT Rent is due in full on the first day of each month and is payable in advance. The initial Rent is prorated from the Customer's start date to the end of that month, after which regular monthly Rent applies. Rent must be paid by cash, credit card, debit card, e-transfer, or money order. Super Center reserves the right to refuse payment by cheque. There are no daily rates or prorated refunds. The minimum rental term is one (1) full month. If the Customer moves out before the end of a paid month, no refund will be issued, and the remaining balance of that month is forfeited. By signing this Agreement, the Customer authorizes Super Center Storage Inc. to automatically charge their credit card for Rent and any applicable fees unless written notice to cancel is received at least ten (10) days before the end of the current month. 3. CUSTOMER PRIVILEGES While this Agreement is in effect and the Customer is not in breach of any of its terms, the Customer may: i. use the assigned Space for parking or storing the Unit, provided the Customer is the lawful owner or has lawful possession of the Unit; and ii. access the RV Storage Yard using a unique PIN code issued to the Customer at registration. PIN codes are for the exclusive use of the registered Customer and must not be shared or transferred. If additional drivers require access to the Yard, each must register separately with valid identification and contact information. Once approved, they will be issued their own individual PIN code. Access can be requested through the website, by scanning the QR code displayed onsite, or visiting the office during regular business hours. Yard access hours are posted on the website. Any changes to access hours will be communicated via email, text, or phone call. 4. SUPER CENTER'S RIGHT TO PLACE A LIEN ON THE UNIT If the Customer fails to pay Rent or any other fees under this Agreement, and the unpaid balance exceeds $100, Super Center may issue written notice of default. If the balance remains unpaid ten (10) days after such notice is given, Super Center may place a lien on the Unit in accordance with the Alberta Warehouseman's Lien Act, R.S.A. 2000, c. W-2.
